Negotiation support: Support negotiations for purchase, option-to-purchase, or lease structures; help evaluate term tradeoffs (price, term length, renewals, escalation, access, setbacks/buffers, decommissioning, and restoration).
Right-of-way and access coordination: Assist with access planning and coordination for easements and corridors where needed (ingress/egress, utilities, shared drive agreements), in collaboration with surveyors/engineers/attorneys.
Due diligence coordination: Coordinate and track due diligence inputs (title, survey, environmental, wetlands/floodplain flags, utilities, and local development standards) and consolidate findings into decision-ready summaries.
Local government coordination: Serve as a point of contact with planning staff and officials to clarify requirements, align on process, and support a transparent, community-aware approach.
Documentation & decision support: Prepare clear memos, meeting materials, and hearing-ready summaries that document rationale, address common concerns, and support defensible land use decisions.
Project tracking & reporting: Maintain contact logs, milestone tracking, and regular status updates so clients have a clear view of progress, risks, and next steps.

Community-centered planning support: Help communities and nonprofits clarify goals, assess needs, and build actionable plans (housing, neighborhood stabilization, land use, resilience, and relocation strategies).
Expert reports & technical memos: Produce clear, defensible reports for boards, funders, attorneys, and public agencies—written in plain language with supporting data, maps, and exhibits as needed.
Property valuations & case-building support: Provide valuation support and documentation for community initiatives (e.g., buyouts, relocation planning, redevelopment scenarios, affordability preservation, or environmental impact contexts).
Equity and impact analysis: Evaluate how policies or projects affect residents—especially in historically underserved neighborhoods—using transparent methods and community-informed assumptions.
Grant-ready narratives & attachments: Develop funder-ready materials, including needs statements, project descriptions, budgets/assumptions, timelines, and measurable outcomes—plus maps and data tables to strengthen applications.
Relocation and housing stability assistance: Support nonprofits and residents with relocation planning, benefit frameworks, household needs assessment, and coordination with applicable guidelines (when relevant to the project).
Land use and zoning advocacy support: Translate zoning and land use processes into practical steps, help prepare testimony and exhibits, and support community participation in hearings and workshops.
Public engagement & facilitation: Plan and facilitate meetings, workshops, listening sessions, and stakeholder interviews; document “what we heard” and convert it into implementable recommendations.
Data, mapping & visualization: Build community-friendly maps, dashboards, and visuals that explain conditions and options (parcel patterns, risk areas, infrastructure, ownership, displacement pressure, etc.).
Implementation support: Create step-by-step action plans, responsibility matrices, and policy/toolkit recommendations so communities can move from vision to execution.
Partner coordination: Help align nonprofits, residents, technical consultants, and public agencies—keeping communication organized, documented, and moving forward.

About us
The Tennessee Valley Planning Studio provides practical, people-centered land use planning support for landowners, local governments, and community organizations across the Tennessee Valley. Led by Ariana Tipper, MURP, the studio brings a rare blend of planning expertise and real estate experience—including more than a decade in brokerage and hands-on work at the intersection of zoning, property, and public process.
Our work is grounded in clear analysis, respectful engagement, and deliverables that hold up in the real world: staff-ready ordinance language, decision memos, feasibility and entitlement pathways, and community-facing plans that can actually be implemented. We also support nonprofits and residents with expert reports and valuation-focused documentation, drawing on experience with complex, high-stakes community work (including projects involving relocation and redevelopment).
